In fall 2026 the typical waterfront listing sits well under that number: Redfin counted 289 waterfront homes for sale across Crow Wing County at a median list price near $440,000, and LakePlace tracked roughly 409 lake properties averaging near $602,000.   • North Long Lake, Brainerd: 6245 Sugarbush Trail, $1,650,000, three bedrooms and four baths in about 4,311 square feet, the upper end of what this budget can touch.
  • Notice what is missing from that list: nothing on Gull Lake or the premium Whitefish basins, where serious lakefront routinely clears $2 million and climbs toward $3.5 million and beyond.
