Stop Pricing Your Lake Home by Price Per Square Foot

Price per square foot is the wrong tool for pricing a lake home, and using it can cost you real money in either direction. The metric works for tract housing, where the product is the house and the lots are roughly comparable. On waterfront, the house is only part of the product, and agents and appraisers routinely note that water-related features account for 50 to 70 percent of a lake property's total value.
