10 Red Flags to Watch for When Buying Waterfront Property

Buying waterfront property comes with risks that do not exist in standard residential transactions. Here are ten red flags that deserve a closer look before you commit.

1. Unknown or Noncompliant Septic

A noncompliant septic system can cost $20,000 to $40,000 or more to replace. On a lot with limited space, replacement may be difficult or impossible. Always request a septic inspection and compliance verification.

2. Steep Elevation with Excessive Stairs

A steep lot with 80 or more stairs to the water may be beautiful, but it limits daily usability, guest access, and long-term desirability. Consider how this affects your lifestyle and resale potential.

3. Poor Water Depth Near the Dock

Shallow water near the dock means limited boat access and potential issues with weeds and sediment. Check the water depth at the dock and along the shoreline.

4. Eroding Shoreline

Shoreline erosion is expensive to address and can worsen over time. Look for signs of erosion, and ask about the history of the shoreline.

5. Road Access Issues

Some lake properties have narrow, steep, or unpaved roads that can be difficult to navigate, especially in winter. Confirm year-round access if that is important to you.

6. Floodplain or Wetland Encroachment

Properties partially in a floodplain or with wetland acreage face restrictions on building, insurance costs, and long-term value. Check FEMA maps and local regulations.

7. Deferred Maintenance on Major Systems

Roofs, siding, windows, electrical, and plumbing all have finite lifespans. Deferred maintenance can turn a beautiful property into a financial burden.

8. No Comparable Sales

If there are no recent comparable sales to support the asking price, the pricing is based on opinion, not evidence. Be cautious.

9. Short-Term Rental Restrictions

If you plan to rent the property when you are not using it, confirm that local regulations allow short-term rentals. Some communities have restrictions.

10. Properties That Photograph Well But Lack Privacy

A property may look stunning online but feel exposed in person. Visit the property at different times of day and assess the actual privacy and setting.
