Lake Shore's Shoreline Is Mostly Private: How Water Access Really Works on Gull Lake

Most of Lake Shore's Gull Lake shoreline is private, which surprises some buyers. Here is where the public can get on the water and what access means for property owners.

One of the first things to understand about Lake Shore is that nearly all of its Gull Lake shoreline is private, and that surprises a lot of buyers who assume a lakeside town must have public waterfront. The City of Lake Shore promotes lake recreation but does not operate its own public beach, and most of the remaining shoreline belongs to resorts and private homes. That is not a downside, it is actually the reason the north shore feels the way it does, quiet and uncrowded, but it means knowing exactly where public access exists before you move here. Here is how access actually works.

Where the Public Can Get on the Water

For boaters, the public ramp is the Gull Narrows State Water Access, a two-lane concrete trailer launch with about 25 vehicle and trailer stalls and two docks, located at the narrows between Gull Lake and Upper Gull Lake. From the junction of Highway 371 and County Road 77, head west two miles on County Road 77. On the west side of the lake, the Government Point State Water Access offers a two-lane concrete launch with about 58 vehicle and trailer stalls, two docks, and an aquatic invasive species decontamination station, so the county is actively trying to keep the lake clean. For swimming and a full park experience, the U.S. Army Corps of Engineers' Gull Lake Recreation Area sits at the lake's outlet, with a swimming beach, a boat ramp into Gull Lake, picnicking, fishing, hiking trails, a playground, and camping. For a deep dive into the boating side of this community, our Lake Shore boating guide covers the marinas and services that keep residents on the water.

What Private Shoreline Means for Buyers

For buyers, the private shoreline is the entire character of the community. The old resort cabins became family homes, and the shoreline stayed in private hands, which is why Lake Shore feels so different from busier lake towns. If you buy a place here, the water access you own is the access you have, and the lake in front of your home is the lake you will use. That is exactly what many buyers want. But it also means you should verify the details of any property before falling in love with it: deeded access, shared docks, easements, and the condition of the launch you would use all deserve a real look.

How It Fits the Lake Shore Life

None of this should read as a warning, because the private nature of Lake Shore is the point. The town wraps the northwest shore of Gull Lake, and our Lake Shore community guide covers the quiet, uncrowded character that comes with it. The public infrastructure, the DNR launches, the Corps beach, the Gull Lake Trail around the lake, exists to support residents and visitors alike while the shoreline itself stays protected. For buyers who want their own dock and their own quiet stretch of the Gull Chain, that tradeoff is the entire appeal.

The Honest Read

Water access is the kind of detail that only matters after you make an offer, which is why it should matter before. On Gull Lake's north shore, public access exists where the state and the Corps built it, and everything else is private by design. If you are weighing Lake Shore, the smart move is to decide which of those two realities you are buying, and we can help you sort out deeded access, shared docks, and launch use on any property you are considering.
