Can You Buy a Lake Home With a VantageScore? What the New Mortgage Rules Mean for Brainerd Lakes Buyers
VantageScore 4.0 is now available to Fannie Mae and Freddie Mac approved lenders, and rent, utility, and telecom payments can count. Here is what that means for Brainerd Lakes Area buyers and sellers, and how to know where you stand before you search.

Can you buy a lake home with a VantageScore? In many cases, yes, and the September 2026 change matters at a practical level, not a technical one. VantageScore 4.0 is now available to every Fannie Mae and Freddie Mac approved lender, which means a lender can use that model to evaluate your application alongside the classic FICO models. Because VantageScore 4.0 counts on-time rent, utility, and telecom payments and ignores paid collections and medical collection debt, a buyer with a thin credit file who has been paying rent on time may qualify for a mortgage when an older model would have said no. That is a big deal for the Brainerd Lakes Area, where so many buyers are first-timers, relocators, and second-home purchasers coming out of the rental market.
What Changed in September 2026
For years, Fannie Mae and Freddie Mac accepted only the classic FICO credit models. In October 2022, the Federal Housing Finance Agency validated both FICO 10T and VantageScore 4.0 for use by the enterprises, calling the implementation a multiyear effort. Through 2025 and 2026 the agencies moved through the rollout phases, and in September 2026 the FHFA directed the enterprises to open VantageScore 4.0 to all approved seller-servicers. Every Fannie Mae and Freddie Mac approved lender may now use it without prior written approval.Use remains lender choice, not a single mandated model. That is exactly why who you talk to matters. Two lenders can look at the same financial picture and reach different conclusions, because they can run different scoring models. The lender that runs VantageScore 4.0 can see rent payments, utility history, and telecom payments that an older model simply does not see.
What VantageScore 4.0 Counts Differently
Why This Matters for the Brainerd Lakes Area
This is a lake-market story as much as a credit story. A large share of Brainerd Lakes Area buyers are second-home and relocation buyers, retirees, and families moving from the Twin Cities. Many arrive as renters with strong payment histories and thin files. Many carry medical debt or old paid collections from an earlier chapter of their lives. Under an older model, some of these buyers were effectively screened out before they ever toured a property. Under VantageScore 4.0, a lender that uses the model can count the behavior that actually shows they pay their bills on time. For sellers, the same change expands the qualified-buyer pool. Every on-time renter who can now qualify is a potential buyer for your lake home, and broader qualified demand supports values across the market. Our overview of the buyer qualification advantage explains how our team puts this to work for both sides of the transaction.
What It Does Not Mean
Be equally clear about the limits. A credit score by itself does not approve a loan. Underwriters weigh income, debts, down payment, the property, and the full financial picture, and lenders can still choose the classic FICO models. Elevate Group is a real estate team, not a lender and not a credit counseling service. No one on our team will ever promise a specific loan outcome, sell credit repair, or guarantee a rate. What we will do is make sure the qualification question gets asked early and that you talk to lenders who understand the models available today. How to Know Where You Stand Before You Search
The Elevate Group Advantage
Why does this belong in a conversation about lake homes? Because the decision to buy is financial and emotional at once, and the buyers who lose out are usually the ones who assumed the answer was no. We put qualification early in every buying plan, before we show properties, so you search with clarity instead of hope. That protects your time, strengthens your offer when a desirable lake listing moves quickly, and means you are never the buyer who finds the right place and then discovers the financing was not set.If you are wondering whether you can buy, we would rather have that conversation now than after you fall for a property. Send us a note, book 30 minutes, or start with our buying guide, and we will help you plan the right next step. No pressure, just honest local advice. Cheers!
